Why we avoid the universal percentage rule

Rules based on a home’s purchase price can be convenient, but price does not directly measure roof condition, mechanical age, climate exposure, local labor cost, construction complexity, or whether a large repair is already known. A newly renovated high-cost condo and an older lower-cost detached home may have very different maintenance needs.

The Consumer Financial Protection Bureau advises buyers to include maintenance, repairs, utilities, and emergency savings in the broader cost of homeownership. It also notes that costs vary with local rates, climate, size, building code, and energy efficiency.
