This is a planning checklist, not an inspection.

Observe only areas you can reach safely. Follow manufacturer instructions, local requirements, and lease or association responsibilities. Use qualified help for roofs, ladders, electrical work, combustion equipment, damaged materials, or anything outside your experience.

Plan around three fall deadlines

A useful fall checklist is based on weather and equipment—not a universal calendar date. Work through these three checkpoints in the order that fits your local conditions:

  1. Before regular heating begins: test alarms, find the correct filter information, and schedule any appropriate heating-system service.
  2. After significant leaf drop: observe gutters, downspouts, roof edges, exterior drainage, and walking surfaces from a safe location.
  3. Before the first freeze: disconnect hoses and prepare outdoor water systems only as appropriate for your climate, plumbing, and manufacturer or service-provider guidance.

Start with safety and known deadlines. Cosmetic work and low-priority projects can wait if the list becomes too large.

1. Test smoke and carbon-monoxide alarms

The U.S. Consumer Product Safety Commission recommends testing smoke and carbon-monoxide alarms every month. Its January 23, 2026 winter-heating guidance says smoke alarms should be installed on every level and inside each bedroom, while carbon-monoxide alarms should be on every level and outside sleeping areas.

  • Use each device’s test control and follow its manufacturer instructions.
  • Record the alarm type, location, test date, power source, and any replacement information printed on the device.
  • Do not paint over, cover, disable, or ignore an alarm.
  • If an alarm sounds or carbon monoxide is suspected, move outside to fresh air and contact emergency services from outside.

2. Prepare the heating system before peak demand

ENERGY STAR recommends an annual pre-season heating-system checkup in fall. CPSC recommends a yearly professional inspection of fuel-burning heating systems, including furnaces, boilers, fireplaces, wood stoves, water heaters, chimneys, flues, and vents.

  • Review the system type, last service date, open repair recommendations, and manufacturer schedule.
  • Arrange qualified service when it is due or when you notice unreliable operation, unusual noise, odor, soot, corrosion, leakage, or damage.
  • Locate the HVAC filter, confirm the correct size and airflow direction, and follow the equipment and filter instructions.
  • Keep supply and return openings clear without opening equipment compartments intended for service personnel.

ENERGY STAR advises inspecting, cleaning, or changing central-system air filters monthly. A monthly check does not mean every filter needs monthly replacement; the right interval depends on the filter, system, conditions, and manufacturer instructions. 3. Observe roof drainage and exterior water flow

Water should not be directed into or under the building. EPA guidance identifies leaking roofs, plumbing, and gutters or downspouts that direct water toward a structure as common moisture concerns.

  • From the ground, look for displaced roofing, damaged trim, sagging or separated gutter sections, staining, and obvious debris buildup.
  • Check whether downspouts remain connected and discharge as intended for the property.
  • Observe surface drainage during or after rain when it is safe to do so; note pooling or flow toward the foundation.
  • Keep accessible drains and discharge points free of visible leaves and debris.
  • Hire qualified help when ladder, roof, tree, electrical, or structural hazards are involved.

Do not diagnose a roof or foundation problem from one stain or puddle. Photograph the location, record when it appears, and arrange appropriate evaluation when water entry, damage, or repeated pooling is present. The water-leak guide explains how to record observations without inventing a cause.

4. Prepare applicable outdoor water lines

Freeze preparation varies by climate and plumbing design. Outdoor faucets may be frost-resistant, separately shut off, continuously used, professionally winterized, or managed by an association. Confirm what applies before operating an unfamiliar valve.

  • Disconnect, drain, and store garden hoses before freezing weather where appropriate.
  • Review manufacturer or service-provider instructions for irrigation, pools, pumps, outdoor kitchens, and seasonal equipment.
  • Find and document the main water shutoff before an emergency, but do not force a corroded, damaged, or unfamiliar valve.
  • Arrange qualified help for uncertain winterization, damaged piping, or a valve that does not operate normally.

5. Check accessible windows and doors for obvious air leaks

Walk around accessible doors and windows on a cool or windy day. Look for damaged weatherstripping, visible gaps, loose trim, failed accessible sealant, or a door that no longer closes normally.

  • Weatherstripping is generally used at movable components such as operable doors and windows.
  • Caulk is generally used for stationary, accessible joints and gaps when the product is compatible with the adjoining materials.
  • Do not block required ventilation, drainage openings, weep holes, or combustion-air pathways.
  • Use qualified help around chimneys, flues, vents, fuel-burning equipment, concealed cavities, or uncertain materials.

Air sealing can affect moisture, ventilation, combustion safety, and equipment operation. A visible gap is an observation—not automatic permission to seal it.

6. Look for moisture changes in safely accessible areas

EPA describes moisture control as the key to mold control and recommends addressing leaks and moisture sources promptly. Use fall as a comparison point before winter closes windows and changes indoor humidity.

  • Look under sinks and around visible plumbing, water heaters, laundry connections, and accessible equipment drains.
  • Check safely accessible basements, crawlspaces, attics, and equipment areas for new staining, wet materials, condensation, musty odor, corrosion, or standing water.
  • Compare current conditions with earlier photos or records when available.
  • Document the exact location, date, weather, visible extent, and any qualified evaluation or confirmed cause.

Do not disturb suspected mold, damaged insulation, unknown dust, or deteriorated building material. Significant, recurring, concealed, or unexplained moisture deserves qualified evaluation.

7. Prepare for outages without unsafe heating practices

Check flashlights, batteries, charging options, local alerts, medications, emergency contacts, and the instructions for essential home equipment. Understand how heating, water, pumps, garage access, and medical devices behave when power is unavailable.

Generator safety is not flexible.

CPSC says portable generators must be used outdoors only, at least 20 feet from the home, with exhaust directed away from the home and nearby buildings. Never use a generator in a home, garage, basement, shed, crawlspace, porch, or carport. Follow the generator manufacturer’s instructions.

Never use an oven, charcoal grill, camp stove, or outdoor heater to heat an indoor space. Use battery-powered flashlights or lanterns in place of candles when possible.

8. Turn maintenance into a usable home record

The list becomes more valuable when the next person can understand what happened. For each meaningful task, record:

  • date checked or completed
  • exact location and equipment identification
  • what you observed, without guessing at a diagnosis
  • manufacturer instruction, service provider, or other source used
  • work performed, cost, receipt, warranty, and photos where relevant
  • next action and due date
